REVISED PROPERTY MAINTENANCE GUIDELINES

Most of Lakeview Estates is looking good.  First came the rain and then came the heat. It has really been a challenge keeping the appearance of our properties looking so attractive.  We certainly appreciate the efforts put forth by most of our residents in enhancing our neighborhoods and keeping Lakeview Estates a most desirable place to live.  Thing are changing! Real estates sales are at an all time low and property values are declining. During difficult time like these, property values will benefit from excellent maintenance. 

During the hot weather weeds grow much faster than the Bermuda-type grasses. Over the years the influx of weeds has changed the maintenance needs for all properties, especially for vacant lots.  Some properties appear to have more weeds than grass.  The Board of Directors has receives many complaints about the appearance of poorly maintained properties in our subdivision.

Property maintenance is important. As in the past, there are always a few property owners that fail to tend to maintenance and care of their properties.  Our Covenants require: the owner and lessee of any lot have the duty of and responsibility for keeping the premises, improvement and appurtenances and landscaping in well-maintained, safe, clean and attractive condition at all times”. The Board of Directors will continue to enforce this Covenant. During the growing season, drive-thru inspections are done weekly. The owners of property found to be in violation of this Covenant will receive written notice requesting the violation be corrected.

Listed below are the revised guidelines for maintaining your property,

LAWNS:

  • During the growing season (March through October) mow at least once per week. Every two (2) weeks edge along all paved surfaces; remove or cut weeds from landscaped areas and from around trees, signposts and etc. Trim shrubs as needed.  During the balance of the year, do all of these maintenance requirements on an “as needed” basis.
  • VACANT LOTS:
  • During the growing season (March through October) mow at least once per weekEvery two (2) weeks edge along all paved surfaces; remove or cut weeds from around trees, signposts and etc. During the balance of the year, do the above maintenance requirements on an “as needed” basis.
